MID-TERM RENTAL – FOR ONE PERSON ONLY

We offer a fully furnished, one-bedroom apartment (34 sqm) with a terrace (9 sqm) mid-term rental, located on the top (5th) floor of a brick building with an elevator. It is situated in an attractive part of Prague 5 (Smíchov), in the immediate vicinity of the Náplavka riverbank.

The apartment underwent a complete renovation in 2023 and comprises an entrance hall, a living room with a kitchenette, a separate bedroom, and a bathroom. It is fully equipped, including kitchenware, bed linen, towels, a TV, and decorative items. The kitchenette features built-in appliances—a fridge-freezer, ceramic cooktop, electric oven, microwave, and extractor hood—along with a toaster, kettle, coffee maker, and a washer-dryer. The bathroom is fitted with a bathtub (including a shower screen and rainfall showerhead), a toilet, and a water heater. The bedroom contains a compact sofa bed that can be converted into a double bed. There is a practical wardrobe in the hallway. The apartment includes a spacious, west-facing terrace (9 m²) overlooking a quiet courtyard and mature greenery; the terrace is furnished with a synthetic rattan three-seater sofa, a round table, and two chairs. The apartment features vinyl flooring, with tiling in the bathroom. The windows are fitted with curtains and interior blinds. Heating is provided by electric panels. On-street parking is available (resident parking zones).

The Smíchov area offers full civic amenities and a wide range of leisure opportunities. Numerous restaurants, cafés, shops, and services are located in the immediate vicinity. A major advantage is the proximity of the Vltava River and the Prague riverfront (Náplavka), which offers pleasant options for walking, sports, socializing, and cultural or social activities. The area also features parks, embankments, and other spots suitable for relaxation or active leisure.

Transport accessibility is excellent. Tram and bus connections, as well as the Anděl metro station (Line B), are within walking distance. The city center is easily accessible by public transport or on foot. Another advantage of the location is the convenient access to the Praha-Smíchov train station.

Utilities are paid separately; the security deposit is equivalent to two months' rent.
Electricity:
- for rentals of 1–2 months, a prepayment of CZK 3,000 is required;
- for rentals of 3 months or longer, the account is transferred to the tenant's name.

The real estate agency commission is one month's rent + VAT. An energy performance certificate is not available; the property is classified as Class G.
